Lodging Policies
Room/Suite Rates
Posted Rates do not include a 7% Indiana State Sales Tax, an 8% St. Joseph County Hotel Tax, or a $2 per night room fee for the Midwest Association of Independent Inns (MWInns) marketing fee. Rates are for one or two guests per room.
The Cushing Suite, The Book Nook, and Martha’s room can accommodate a 3rd guest, while the Library Suite can accommodate up to 4 guests at a cost of an additional $30 per person, per night. A plated, chef’s choice, three course breakfast is included in the room rate.
Variable Rates
Brickhaven Inn adjusts its rates daily to reflect the demand for rooms. Rates may be higher or lower depending on when you reserved your room.
Check-In/Check-Out Times
Standard check-in is between 3-8pm. If arriving after 8pm, please call or text to set up arrangements for a late or contactless check-in. Standard check-out time is 11am. Early check-in and late check-out may be available upon request or when booking online.
Children
Children under the age of 13 who are supervised and accompanied by an adult at all times are welcome in the inn. Injuries or damage to the inn caused by children are the complete responsibility of the parent(s). There is no set “children’s menu,” but if you give us notice before arrival, we will make all attempts at reasonable requests. Booster seats or highchairs are available on a first come, first served basis.
Please note that only certain guest rooms have the space for a 3rd or 4th person:
- Cushing Suite – roll away twin bed or playpen can be added
- Library Suite – twin day bed already in room and a roll away twin bed or playpen can be added
- The Book Nook – has a chair that converts to a bed already in room, playpen can be added
- Martha’s Room – has a chair that converts to a bed already in room, playpen can be added
Pets
For the comfort and safety of our guests, we do not allow pets in the inn (excluding service animals). If you have a service animal, please let us know prior to check-in. If you book a whole home reservation and are interested in bringing animal(s), please call and speak with an innkeeper prior to check-in.

We welcome guests of all race, creed, color, age, gender, religion, ethnicity, ability, neurodiversity, and sexual orientation.
Room Reservation Age Requirement
Guests must be 21+ to reserve a room at the inn.
Room Deposit and Cancellation Policy
*All cancellations must be received by emailing cancellations@brickhaveninn.com or by calling (574) 366-0220.
*Emergency situations leading to cancellations or shortened stays will be handled at the owners’ discretion.
*Please Note: Bookings made on third party websites like Expedia, Hotels.com, etc. will need to be cancelled via the site you used. We only have control over bookings made through our website. Cancellation policies vary for third party booking sites, so please refer to the site you used for the booking.
Single Room Reservations:
Non-special event reservations require a deposit at the time of booking equal to the cost of one room night. The remaining balance will be charged upon or after your departure.
Non-special event reservations are fully refundable if cancelled 7 or more days prior to check-in, minus a $25 processing fee. Reservations cancelled within 7 days of check-in will forfeit their deposit (one night rate). No call, no-show reservations will be charged the full amount of the original reservation.
Special event weekend reservations (Notre Dame home football games, graduation weekends, junior-parent weekend, etc.) require a deposit at the time of booking equal to the cost of one room night. The remaining balance of your stay will be charged 30 days prior to your check-out date. Reservations made within 30 days of the special event will be charged the full amount of the stay at time of booking.
Special event weekend reservations are fully refundable if cancelled 30 or more days prior to check-in, minus a $25 processing fee. Cancellations within 30 days or no call, no-show reservations will not be eligible for a refund.
Multi-Room Reservations:
Non-special event reservations require a deposit at the time of booking equal to the cost of one room night per room booked. The remaining balance will be charged upon or after your departure.
Non-special event reservations are fully refundable if cancelled 21 or more days prior to check-in, minus a $25 per room processing fee. Reservations cancelled within 21 days of check-in will forfeit their deposit (one night rate per room booked). No call, no-show reservations will be charged the full amount of the original reservation.
Special event weekend reservations (Notre Dame home football games, graduation weekends, junior-parent weekend, etc.) require a deposit at the time of booking equal to the cost of one room night per room booked. The remaining balance of your stay will be charged 30 days prior to your check-out date. Reservations made within 30 days of the special event will be charged the full amount of the stay at time of booking.
Special event weekend reservations are fully refundable if cancelled 30 or more days prior to check-in, minus a $25 per room processing fee. Cancellations within 30 days or no call, no-show reservations will not be eligible for a refund.
Whole Home Reservations:
Non-special event reservations require a deposit at the time of booking of 50% of the total reservation cost. The remaining balance of your stay will be charged 30 days prior to your check-out date. Reservations made within 30 days of the special event weekend will be charged the full amount of the stay at time of booking.
Non-special event whole home reservations are fully refundable if cancelled 45 or more days prior to check-in, minus a $150 processing fee. Reservations cancelled within 45 days of check-in will forfeit their deposit (50% of total reservation). No call, no-show reservations will not be eligible for a refund.
Special event weekend reservations require the entire balance of the stay to be charged 60 days prior to check-in. Reservations made within 60 days of the special event weekend will be charged the full amount of the stay at time of booking.
Special event weekend reservations are fully refundable if cancelled 60 or more days prior to check-in, minus a $150 processing fee. Cancellations within 60 days or no call, no-show reservations will not be eligible for a refund.
Third Party Bookings:
If the reservation was made using Expedia, Hotels.com, etc. (anything that was not direct with us), be aware that we will need to obtain a credit card from you to reserve your room. This is for incidentals and/or additional packages and purchases; you will not be charged unless notified.
Outside Visitors
Guests are allowed to bring outside visitors to the property with the permission of the innkeeper between the hours of 10am and 10pm. Appropriate behavior is required, and visitors must always be accompanied by their host. Complimentary drinks, snacks, and cookies are for registered guests of the inn and not for outside visitors. If you would like to have an outside visitor eat breakfast at the inn, you must talk to the innkeeper the night before and if allowed, will be charged $25 per person.
Parking
There is ample parking in our lot that is close to the inn and accessed from W. Washington St. Each room is allotted one parking space. There is a camera focused on the parking lot, but the inn is not responsible for any stolen or damaged vehicles or property in the parking lot.
Quiet Hours
Please be respectful of all guests at the inn. During the hours of 10pm-8am we ask that guests keep their conversations, televisions, or music at a responsible volume that will not disturb those in the other rooms.
Damage to Property
Guests will be held responsible for all damage to inn property that is determined to be outside the realm of normal use. While accidents and mistakes happen, it is the responsibility of the guest to use items properly and with care. If there is damage to the property or large spills, please notify the innkeeper as soon as possible.
Forms of Payment
We accept Mastercard, Visa, Discover, and American Express credit cards as well as cash and checks (with photo identification).
Food Allergies and Dietary Restrictions
We have worked diligently to develop a set of menus that can accommodate guests with most food allergies and/or dietary restrictions. Please inquire with us about what accommodations we can make. We always attempt to meet reasonable requests.
Guests With Mobility Concerns
Brickhaven Inn is a historic property that has a full flight of stairs to access the house and does not have an elevator. Only the Library Suite is located on the first floor. All of our other guest rooms/suites are on the second floor of the property, which requires the ability to climb stairs. These conditions may make the property inaccessible to some guests with moderate to severe mobility issues. We apologize if this creates a limitation for any prospective guest. Please contact us directly to discuss mobility needs or accommodations.
Unusual Requests
We constantly strive to meet our guests’ needs. If there is anything you need or want that we do not offer, please let us know. We will always attempt to meet any reasonable requests.
Smoking, Vaping, and Drug Use
For the health, comfort, and safety of all our guests, Brickhaven Inn offers a smoke-free environment. Smoking/Vaping is not permitted inside the Inn, or on the porch or front landing. This policy includes marijuana, vapes, e-cigarettes, other drugs, and drug paraphernalia. Any guest in violation of this policy will be charged a $250+ cleaning fee, in addition to being asked to leave.
Incense/Candle Burning
The burning of candles or incense presents a fire risk and is not allowed on the premises.
Emergency Systems
The property is protected by smoke detectors and in-room carbon monoxide detectors. Fire extinguishers are accessible throughout the property. Emergency and Evacuation plans are present in all guest rooms.
Privacy
The physical, personal, and financial privacy of our guests is taken very seriously. We do not share any personal information or mailing lists with any outside party or business entity not connected to Brickhaven Inn. Additionally, we have locks on all exterior and guest doors and outdoor security cameras.
Cleanliness
We thoroughly clean rooms after each stay. Bathrooms are sanitized, and we carefully wash all linens, robes, and towels.
Excessive Cleaning Fee
Any room that requires excessive cleaning upon guest departure is subject to a $250+ excessive cleaning fee. Our expectation is that guests will treat the property in a manner that is consistent with normal use and the historical stature of the property.
